How it Works

We are currently involved with Modernist modular projects from Florida to California. Each project is designed to be “site specific”, according to the clients needs, the challenges of the building site and local/state building codes.  We’ve selected well established modular manufacturers in key locations throughout the United States to produce our designs.  Every project provides unique challenges.

If you  have your building location, please provide us with some general information:

What are you wishing to accomplish with this structure? Tell us something about your requirements: the number of bedrooms and baths, the square footage you desire, single or two story, special lifestyle requirements. Do you desire a standard floor plan, modified plan or a custom design?

The location of the building site,  its measurements, building set backs. Do you have a survey or topography map of the site?

What are the special challenges of the site? Is it level, a hillside, views, unusual soil conditions?

What utilities are available to the site (water, electricity, gas, septic or sewer).

While you may contact us by e-mail, transmitting volumes of information, questions and communication are best done by phone.

You will be charged $25 per hour for design services. There is a $500 deposit.

You can anticipate approximate costs of between $1,000 and $1,500. This will consists of computer aided design floor plan, elevations, general specifications. 3-D computer renderings and detailed finish schedules are additional. If you wish to do your own detailed finish schedules this will save us time and you money. You will be provided with web sites and a finish schedule list that you fill out. If you have special selections, just provide us with the manufacturer information, model number and web site.

For the above costs this gets us to the point of general pricing (usually within 10%) of final costs with all of our various manufacturers located throughout the United States.

Additional costs you may anticipate are surveys, finished grading plans, foundation engineering, building permits, garages or carports, swimming pools, sidewalks/decks, crane site excavation, utility hook-ups, transport costs. These costs are highly dependent upon your unique circumstances and location. For detailed questions, please contact us. If you desire, we can refer to some of our current clients.

Whenever possible we want our clients to experience the joys of living in a hip, sleek, cool Modernist residence, without paying the hip, sleek cool price.
